Parents FAQ

At Iconic Village, residents will have a key for their front door and a key for their bedroom. They will share the common areas with their roommates and have their own bedrooms specifically for them.

Since we rent by the bedroom, we utilize individual leases. This means that each resident (bedroom) is on their own lease. This is handy in the event that a roommate cannot pay rent. In conventional apartments, all residents in the apartment would be responsible for each other's portion of the rent. With individual leases, you are solely responsible for your portion, which is linked to each Resident's specific bedroom.

We are legally unable to discuss anything with someone who is not a leaseholder. We understand that you as the parent might be paying the rent but that does not supersede what we are legally permitted to discuss. If you are the Guarantor for the lease, then we are able to discuss the account or financial portion with you, but if you are not the person on the lease (the resident or leaseholder) then we will not be able to speak with you about the specifics of the account or the apartment.

Here at Iconic Village, we take the total amount owed for your lease contract and break that payment into equal installments. This helps to keep the cost of your monthly rent payment lower throughout the entire term of your lease. Since it is equal monthly installments, the first month's rent will not be prorated. The resident will still owe a full month's rent for the first month and will owe rent as normal again on the 1st of the following month.

We do our best to facilitate a safe environment at Iconic Village, but cannot explicitly guarantee safety. We highly recommend that you reach out to the Boise Police Department for any questions you may have pertaining to the area.

You will NOT receive a bill, statement, or invoice every month. Per the lease agreement, rent is due on the 1st of every month without fail and it is the Resident's responsibility to pay it through the appropriate channels.

We are only able to give a key or let someone into the apartment who is a leaseholder. If you are a Guarantor, you are financially responsible for the lease but are not considered a leaseholder. We would need permission to let you in from the leaseholder.

Our parking lot is ample and open to residents and their guests.
Otherwise, street parking is available.

This means that all our leases are electronic and will be signed electronically, work orders can be submitted through the resident portal, and all rent payments will be submitted through the online portal as well.

Our renewal process starts earlier than conventional apartments since we are student living. Several months prior to the lease ending, usually around November, we may choose to extend a renewal offer to the resident. Rent will likely increase every year as is the industry standard. The resident will have a chance to sign their renewal for the next lease term at this point up until March 1st. If they have not renewed by March 1st, we will start to market their room for the next lease term. If they change their mind and decide they want to stay, we may not be able to accommodate them if their room is already rented. If we choose not to offer a renewal to the resident, they will need to make arrangements to move out at the end of the lease term.

As a Guarantor, you are responsible for the financial portion of the lease. If the Resident or Leaseholder is unable to pay then you would be legally liable for the rent.

We are happy to provide a full copy of our rental criteria upon request. There are several items we look for in our Guarantor applicants. This includes but is not limited to, you must make at least 5 times the amount of monthly rent through a verifiable source, be able to pass a credit check through our third-party screening company, you cannot have any evictions on your record or owe another apartment complex money in collections. We also complete a background check. You will be required to submit an application with a copy of your ID. We require these documents in order to verify identity and that you meet the application criteria.

Residents FAQ

 

Go to the Floor Plans page and select I Am Looking for A Student Lease. If you are a BSU student, select Boise State and if you are a student at another college, select Other School, then select the academic term. If you are looking to rent a bedroom by yourself and not be on a lease with anyone else, select No. It's Just Me! (If there are roommates you want to live with you will have the option to list their names within the application). If you are looking to live with other roommates, all want to be on one lease together and be equally responsible for each others rent, select Yes! Ill be moving with someone. Then select your desired floor plan. If you have income and credit history you can try to self-qualify, if your income or credit history is not sufficient, you will want to apply with a Guarantor.

To pay your rent, you will log onto your resident portal to pay rent which is due on the 1st of every month. You do have the option to pay with an eCheck, which is the best option, or with a card. If you use a card to pay your rent there is a processing fee that the payment company charges. This fee is cheaper than a late fee but we do not recommend using a card to pay monthly. However, please note that if you have two checks returned, you will not have the option to pay with a check again. Please make sure everything is entered correctly and the money is in your account until it is fully processed. It may take a couple of days for your bank and ours to communicate and fully withdraw the money from your account.

While we understand that things happen, there is a process that we must follow if rent is not paid on time. Your rent is due on the 1st of each month although we do give you a grace period of 3 days. If rent has not been paid before midnight the morning of the 4th, a late fee will automatically be posted to your account. On the 4th, you will receive a legal notice on your door. This notice must be sent and is specifically worded for court. It is a bit harsh! You will have 3-days to pay your rent before legal proceedings can commence. We do not want to send anyone to eviction but if your rent is not paid and goes to eviction it will affect your record for several years and will also be placed on your credit report in collections for the outstanding balance. It is extremely important that your rent is paid on time every month.

We ask that all our residents try to work things out among themselves first. Please talk with each other and respect your roommates. We have found that most roommate issues come down to a lack of communication and communicating with each other typically solves most problems. We recommend that you sit down and lay out some ground rules and discuss what each of you is wanting from your student living experience. If an agreement cannot be reached, we can schedule a time for everyone in the apartment to meet with someone from the office to help mediate.

Iconic Village stays pretty full year-round making the possibility of a transfer very slim. Before any transfer can happen, it must be approved by the Property Manager, the approval process can take time because there are a lot of moving factors. We will need to prepare the new room for you which requires scheduling several vendors, making sure the roommates are a good match, preparing new leases, changing out keys, etc.
If a transfer is allowed the following will take place. Your rent will be increased to the full market rate at the time of transfer for the new room; if your new rate is higher than your prior rate you will need to provide proof that your income qualifies for the higher rate. You will pay a $300 transfer fee. Your security deposit does transfer to your new lease so you will not need to pay a new one. You will be responsible for paying the cost to prepare your room for a new resident as well. You will have roughly 3 days to transfer all your items over before turning in keys for your old place.

If you change your mind and decide you want to stay, we may not be able to accommodate you if your room is already rented.

Yes. We do not have to extend an offer of renewal to you. You are allowed to give us notice that you are not renewing your lease and we in turn are allowed to not offer a renewal to begin with. If you are not extended a renewal offer and instead receive a notice from us that we are not renewing your lease with us, you will need to make arrangements to move out by the end of your lease term.

All work orders can be submitted on the resident portal at any time. Maintenance will take all requests during normal business hours as soon as they are able to. This is typically within a 24-hour time period but might take longer if they are working on an emergency, a water leak for example.

If your neighbors are keeping you up late into the night, please call the police to have an officer come out and speak with them. Once you have called the police out, please send the office an email or give us a call during business hours to let us know what happened.
Please understand that there is only so much we can do when it comes to noise complaints. We will need to have police reports documenting that the police could hear a noise outside the apartment when they arrived or one of the staff members needs to be able to hear what you are hearing. We can call your neighbors and speak with them directly and also provide notices to them. Escalating from there can be a bit of a process which we can discuss if it ever gets to that point.

Our parking lot is ample and available to residents and their guests on a first come, first serve basis. Otherwise, residents and their guests will need to park on the street.

Applicant FAQ

 

You do not have to be a student to live at Iconic Village. However, we only offer our individual lease option, renting by the bedroom, to active students. If you are not a current student you will be required to rent the full apartment out.

We include in your monthly payment rent, electric, gas, water, sanitation, internet and general pest control. This makes it extremely easy for our residents so you only have one payment each month instead of keeping up with multiple payments each month.

Absolutely! Once you receive the funds in your checking account you are welcome to use that money to pay your rent.

Renters insurance is a policy that protects your belongings from loss in case of damage from fire, smoke, vandalism, and more. It also protects you in many other ways but will depend on the policy itself. Renters insurance is typically around $12-$15 per month. It is not required, but is highly recommended. You are welcome to get this coverage through whomever you like.

Your deposit is based on how your application comes back. It can range from $150 to an additional 3 months rent and is refundable at move-out pending any damages or unpaid charges. The $150 deposit is due within 24-hours of your lease signing. This will continue to hold your room for you until you move-in./p>

As a resident, you are expected to follow the terms of your lease agreement and respect your roommates, neighbors, Iconic Village employees, and the property.

You do not need to already have a roommate in mind in order to live at Iconic Village. We will send out a roommate questionnaire to help us match potential roommates as best we can. If you already have roommates that you want to live with, please have each roommate apply on their own and let us know that you want to live together. We will then keep you together and move you into the same apartment.

You will need to submit an application through the link on our website. Click the "Floorplans" button to start the process. You will select the room and floor plan that best suits your needs and fill out all the information. There is a $25 per person application fee. Once you start the application process you will have 48-hours to complete the entire process. You will need to provide us with a copy of your ID, Proof of Income, or a Passport and I-20.
If you do not meet the requirements on your own you will need a Guarantor. Once you are approved you will sign your lease and then pay the your $150 holding deposit. If this process takes more than 48 hours your application may be subject to cancellation and may need to be restarted entirely. In this case, all fees and deposits will be forfeited and you will need to fill everything out again. We do not want to cancel any applications! Please make sure everything is completed within 48 hours.

The application fee is $25 per person and a $150 reservation deposit. The total due in order to apply is $175 or $200 if you will be applying with a Guarantor. The reservation deposit DOES apply to your security deposit once you move-in.

Yes, student loans do count as income. We take the total loan amount per semester divided by 6 and can use that amount towards your income to qualify.

A Guarantor is someone that is guaranteeing the rent will be paid each month. This person will be liable for the financial portion of the lease in the event that you cannot pay.

We ask that everyone pay their move-in total online a day before move-in. We typically have numerous move-ins happening at the same time so it can be a bit crazy in the office. We appreciate everyone's patience while we work diligently to get everyone moved in. We will verify that you have registered for the resident portal, make sure everything is paid in full, review your move-in packet with you, and answer any questions you may have.
